<p>The St. Louis neighborhoods of <a href="http://stlresociety.com/neighborhoods/benton-park/" target="_blank">Benton Park</a> and <a href="http://stlresociety.com/neighborhoods/soulard/" target="_blank">Soulard</a> are what most would consider a success story. Both have come a long way in the last 10 years, to become two of the area&#8217;s premier neighborhoods. Which is why the rotting husk of a building  at <strong>1836 Gravois Avenue</strong> stands out so much. Tucked away in the very northeastern corner of Benton Park, next to<strong> Interstate 55</strong> and the border of Soulard, this property is one of the biggest eyesores in the area.</p>
<p>Condemned and slated for demolition in 2006, the property was saved when the owners pulled permits for completely renovating the building. The general building permit alone was valued at 0,000 so the work was to be significant. Construction soon began, and although the architectural style was a bit nontraditional, it was good to see the investment in this prominent building. Unfortunately,  just after framing and drainage plumbing were completed construction stopped. Nothing has been done at the property since. What is worse, the was never properly secured and sealed, which has allowed water to continually leak through openings in the roof and whatever human or animal wanderers walk straight into the building via the unsecured rear door.</p>
<p>Tax records <a href="http://dynamic.stlouis-mo.gov/citydata/newdesign/data.cfm?handle=11335000010&amp;Parcel9=133500010" target="_blank">show</a> that the property is owned by <strong>1836 Gravois Properties LLC</strong>. According to <a href="https://www.sos.mo.gov/BusinessEntity/soskb/Corp.asp?1855788" target="_blank">the Missouri Secretary of State</a>, this LLC is based out of <strong>816 Geyer Ave.</strong>, and is tied to the owners of <strong>Molly&#8217;s</strong> in <strong>Soulard</strong>. One would assume that they had planned on using 1836 Gravois as a restaurant or lounge prior to shutting down the project. Why they stopped or whether they intend on returning to the project is uncertain. What is certain is that the area will certainly be much better off when something new happens at the property. The status quo simply cannot continue.</p>

<p>While much of the construction at <strong>the Georgian</strong> (formerly <strong>City Hospital</strong>) has been complete for years, the project has been slowly growing since it began in the mid-2000&#8242;s. Nestled between the <a href="http://stlresociety.com/neighborhoods/lafayette-square/" target="_blank">Lafayette Square</a> and <a href="http://stlresociety.com/neighborhoods/soulard/" target="_blank">Soulard</a> neighborhoods, the complex is very visible and has huge potential. Despite this, while most of the 104 condos at the site are now complete, (A number of  condos are currently <a href="http://stlresociety.com/idx/228308-the-georgian-1515-lafayette/" target="_blank">available for sale</a>), the building does not draw as much attention as the developer <strong>Gilded Age</strong> might have hoped. That might have something to do with the fact that there is little to draw non-residents into the facility.</p>
<p>That could be changing though, with the recent announcement that a new rock climbing wall, fitness gym, and two restaurants will soon be opening in the complex. Operating under the name <strong>Climb So ILL</strong>, the new business will include several rock climbing walls and a bouldering wall, along with 24-hour fitness center, two restaurant spaces and a banquet area. The gym and climbing walls will be opening in the old <strong>City Hospital Power Plant</strong> in mid-March with the restaurants soon to follow.</p>

These people claim they will get into a car for a certain price, then try and convince the customer the job is much harder than they initially thought in order to greatly inflate the price.</p>

You should also program their contact information into your cellphone. This will save you precious time and trouble if you need to use their locksmith services again. Make sure you act fast as many companies may not accept responsibility if you fail to complain within a certain amount of time.</p>

			<content:encoded><![CDATA[<p>The last few days have been pretty busy around here at The Gerling Team. I have spent that last few days contacting my commercial clients to check in and see how things were going and it has reminded me that small businesses are the backbone of our country. I spent roughly 14 years as a small business owner and I can proudly say that I love working with and specializing in small businesses.</p>
<p>One client I got a hold of is an electrical contractor and he told me he closed 4 deals in one single day.<br />
I had one client tell me he closed 4 deals in one day. He is a small electrical contractor and was worried as he has a job finishing Friday and was wondering what to do with 3 employees coming off that job. His plan was to lay them off because he had no work and we all know no work means no money. Because of those 4 deals he now needs to hire 3 MORE employees. In the world of small business you either have too many employees or not enough and this is a great turn out for myelectrical client, although he is worried they won’t be able to keep up if thepace stays the same but that is a great thing for business.</p>
<p> Anotherclient I have is a small start up plumbing company working out of his home whojust informed me that he has hired his first employee which means we need tostart looking for a place for him to work out of. At the pace he is going, hewill have to hire another employee in the spring.</p>
<p>All of therestaurant owners I spoke with are saying the same thing. Traffic is really picking up in the world of small business, which proves that this economy is really starting to get moving again.<br />
The more this economy moves, the quicker the housing market can begin to move again and as this economy picks up, more jobs will be available.</p>
<p>This is such a positive spin from someone who lives this everyday. I couldn’t be any happier for all of my small business clients and hope this puts some positive perspective on this down economy.</p>
